The Group is committed to implementing the concept of green and sustainability throughout the entire life cycle of the building, actively increasing the proportion of green building certification from green environmental protection, innovation and efficiency enhancement, and smart construction to promote low-carbon urban development.


We regard green and health as one of the design standards for residential and commercial product lines where all residential products must meet at least one-star design requirements for green buildings. In terms of commercial projects, all newly acquired commercial complex projects must meet two-star standard, while high-end projects must meet three-star standard, we also encourage the acquisition of international certifications such as LEED, WELL, and BREEAM. Based on customer sensitivity, we list the green and health one-star, two-star, and three-star configuration standards, and set the provisions of multiple dimensions as mandatory items, standard items, and non-configuration items, reflecting the Group’s unswerving commitment to creating a green and healthy life. At present, CIFI has obtained many domestic and foreign authoritative green and health certifications for many projects across the country. The following are main representative projects that have obtained high-level certifications:




In the field of prefabricated construction, it was stated that “We shall strive to achieve a proportion of 30% of prefabricated construction in the new construction within about 10 years” in the Opinions on Further Strengthening the Management of Urban Planning and Construction issued by the State Council in 2016. The Group has actively responded to the call of national policy and has been committed to promoting its development in recent years. It paid high attention to the prefabricated technology in the front-end investment design field of the main business of real estate, meanwhile established a construction industrialization resource service provider that integrates design and production, Shanghai EPC Construction Technology Co., Ltd., continuously exploring multi-dimensionally and putting efforts to promote the practice and innovation of prefabricated construction.


With the four major features of “standardized design, factory-like production, information management, equipment-type construction”, the Group’s prefabricated construction brings several environmental benefits such as reducing energy consumption, water consumption and noise pollution during construction, and can effectively respond to the call for environmental protection and energy conservation advocated by the state. At the same time, it can also solve the problems of unstable quality reliability and long construction cycle, so as to improve safety and quality of the products.


In 2020, the Group’s utilization rate of prefabricated construction (prefabricated project) accounted for 66% of our new projects, which was higher than the national policy target. The Prefabricated Sandwich Thermal Insulation Shear Wall Structure System was adopted for the ongoing Pujiang Major Residential Community Expansion Project in Pujiang Town, Minhang District, Shanghai, while the outer walls, bay windows, air conditioning panels, internal and external shear walls, balconies and staircases are prefabricated in factories and assembled on site, and prefabricated composite floor slabs are adopted. The overall prefabrication rate accounts for more than 40%, which greatly improves the project quality and construction efficiency, effectively reduces the waste of construction materials, achieving a good effect of energy saving and emission reduction.



Shandong Park Mansion Fengxitai Project

Application features of three-star healthy residential technology: total hardness of drinking water≤150mg/L, total number of bacterial colonies in drinking water≤10(CFU/mL), site environmental noise category 2, fitness area 605㎡, number of fitness equipment 24, outdoor communication area 288㎡. Application features of three-star green building technology: plot ratio 2.8, building energy saving rate 75%, renewable energy utilization (100% of domestic hot water), utilization rate of reusable and recyclable materials 8.76%, annual runoff control rate of the site 75%, proportion of industrial prefabricated components 22.22%.

Changzhou Tianning District Project

Application features of two-star green building technology: building energy saving rate 65%, renewable energy utilization (solar water heaters), unconventional water utilization 3.39%, green land rate of residential communities 43%, recyclable building materials consumption ratio 6.1%.

Shanghai LCM

In reference to the most beautiful food market in Rotterdam, the Netherlands, LCM is developed to be “China’s most beautiful fresh market”, a place covering an area of about 3,000 sq.m. and integrating fresh food, minimally processed vegetables as well as process and delivery of fresh food.

The west side of the mall, merged with ancient houses under historic building conservation, is built to be a piece of green land with vitality and a rainbow bridge to establish a leisure park.

Creating Cultural Space

The Roof and Qilizhuang Project are considered as symbols of the cities. Both constructions are designed by international top master architects and take respect to surrounding humanistic environment as the starting point to integrate periphery space and culture.

Fuzhou Olympic Sports Project

Fuzhou Olympic Sports Project site comprises three buildings which are in the Historic Buildings Census Results List and need to be relocated. In order to protect the remaining historical information of these buildings as much as possible, the Group plans to relocate them nearby. The original nature of settlement shall be preserved to the largest extent. Considering the inherent connection nature, the Group plans to locate them close to each other. The following aspects are mainly considered in space deployment:

1. Protect the original information of the buildings as much as possible - consider the connection nature and the adjacent location of two of the buildings.

2. Preserve the original planned green corridor - reserve the east-to-west corridor to maintain the connection between green lands.

3. Consider the space relations of surrounding buildings as a whole- build an interactive connection by connecting buildings with lanes and squares.

4. Add new functions- recreational service buildings in the park.

Fuzhou Rongchen Mansion

During the development of Fuzhou Xindian Project, the Group found an ancient banyan tree which is about 200 years old within the plot, whose crown and root system affected the construction and basement layout of the project. As the relocation may cause unforeseeable impact, the Group decided to protect its original site. The Group amended the design of the project, deploying the construction and basement away from the banyan tree. In order to prevent the root system of the banyan tree from being damaged, the Group abandoned the normal bolt support form, and instead, adopted a support solution of a vertical cast-in-place pile support of a length of 13m, plus interchangeable support beam, together with reinforced concrete support, where the banyan tree is firmly surrounded to avoid any damage to the tree during the project construction.

Although these measures have caused a significant impact on the project cost and progress, a peaceful environment has been returned to the banyan tree, making it continue to shelter our future owners after 200 years of changes.

Redevelopment of Shanty Towns in Sanji Area, Taiyuan City

Located in the northwest of Jiancaoping District, Sanji Area, Taiyuan city is one of key redevelopment areas of “building a livable modern city and promoting the integrated development of urban and rural areas” determined in the 13th five year plan of Taiyuan City. The redevelopment of Sanji Area, Jiancaoping District includes five shanty towns, being Sanji Village, Shele Village, Ying Village, Ruicheng and Chai Village, constituting the largest urban redevelopment in the history of Taiyuan urban construction.

The total gross floor area of the resettlement houses in Sanji Area is 1,300,000 sq.m., and the commercial relocation area is 690,000 sq.m.. Each village is equipped with kindergartens and primary schools, providing rich educational resources; seven parks are interspersed among them, which are ecologically livable; the traffic is convenient with five horizontal and vertical arterial roads; Metro Line 3 runs through the entire district and four stations are planned to pass the project sites, which can be quickly integrated into the city.

Shanghai East China Normal University Bookstore Renovation Project

Shanghai East China Normal University bookstore renovation project is located on the bank of Liwa River in East China Normal University. It is located in the core teaching buildings area and the center of the cross space axis of the whole campus. As a single-storey building where the original teaching material warehouse was sited, it could not fully meet the functional requirements of the book bar. Therefore, with the original architectural structure being kept, functions of the book bar were improved through local addition, which responds to the surrounding environment and regional context. The original slope-shaped building roof was preserved in the overall renovation. Through the placement of glass house and steel frames, it helps make up for the lack of original space, while directing to the entrance. The book bar provides comprehensive functions by integrating reading, exhibition, tea tasting, rest and others, and retains the original building structure by partially expanding the second floor and adding a glass house at the entrance to meet the new functional needs. The additional glass house serves as the buffer space at the entrance of the book bar, which also makes up for the lack of original indoor area. By utilizing the space under the eaves of the sloping roof, local interlayer is placed to improve the insufficient functional space of the original functional space for teaching material. On such basis, the private space for meditation and communication is created as opposed to the open space on the first floor. In terms of functional layout, the first floor, as an open space to make full use of the landscape resources along the river, provides a panoramic view alongside the river, in which it sets up the reading and communication space, as well as providing coffee, refreshments and other light meals to meet the needs of readers. The inner side as a quiet reading space is divided into public and private spaces by the staircase in the middle. The obvious function division that user can find the sense of existence and belonging in the book bar. At the same time, the installation of a side court would enhance layering of the original rectangular space.

In the design for restoration of the side pavilion, the original glass doors and windows are removed to open up space while the pavilion framework is retained to a large extent. When restoring the base, it is renovated by application of folding lines, similar to that of a sculpture, representing the boat of history that carries the glorious history of East China Normal University, which also symbolizes a lamp with an ever-burning candle of hope floating on the river.

Hangzhou Yuanzhuyihao LINK CITY Youth Complex Project

Hangzhou Yuanzhuyihao LINK CITY Youth Complex project is an experiment of "activating the city". Instead of demolishing and reforming, it is carefully planned with sophisticated conception. From the integration of design solution to construction technology, it embodies the ingenuity of professional developers. It took more than one year to carry out elaborate transformation, with an investment of more than RMB 60 million for renovation. The first and second floors are approximately 9,000 m2, which is planned to be a community market, with a vegetable market, a food market and a star night market, merging traditional food market with community commerce. The square in front of the gate is paved with stones and floor lamps, and a range of tree pools and flower beds that are made of antiseptic wood. Furthermore, a children's playground is also installed on the square, where adults and children from the entire community can take a walk, dance and enjoying sliding. The space above the second floor is transformed into more than 400 apartments of Lingyu for long-term tenants.

The project considers the apartments of 17,000 sq.m. as the core of the ecosystem, gathering tenants to form a platform, which covers leisure, social, entertainment, catering, innovation and quality living, and creating a new business-residential model. It filled in the gap among the surrounding commercial complexes and empowered the beautiful life of the whole east part of the city, bringing new vitality to the area without eliminating the original culture and charm of the block. Under the macro background of de-investment and return to the essence of housing for the national real estate, it provides a real research sample for the exploration and innovation of the industry's overall development mode transformation, and also provides infrastructure support for talent introduction in Jianggan District.
